Should I advertise "Motivated Seller"?

We recently had a client ask to advertise the property with the words "Motivated Seller". Here are my comments:

response : I know you are under a time crunch, and no one...I mean, no one will sell your home faster than our marketing. We sold 23 homes last month, and have 10 homes pending right now. I know you probably don't care about that, because your's is not one of them yet. The point is we are moving 10 times more real estate than anyone else in this market.

Anyone can put a sign in the yard and sell a home in a good market, but when market conditions are not great...our aggressive marketing prevails every single time. We WILL sell your home. Just keep in mind that the buyers in the marketplace are controlling the market. They have a LOT to choose from and eventually price sells everything. Now, we don't want you to give your home away, but if the market is not responding or at least making you an offer, then they are tellilng us we are not priced right compared to the other values in the market place.

One thing I cannot do (and the day I figure out how, I will be the only Realtor anyone uses) is make people set up a showing to see your home. I also can't make someone at least shoot you an offer.

We have added the comment that you are motivated, and I wanted Kimi to express that there is probably no way I will be able to negotiate you a full price offer with that comment. Also, we probably will not receive a full price offer with that comment. Without it, we at least have a chance to get you a full price offer. Plus, if an offer is received, and we work to get you a second offer, we can typically get that one at full price. But, with that in the marketing, even if we do create a multiple offer situation, I don't think either buyer will make a full price offer......but, I'll try anything! We'll track the results and see if it increases your showing traffic.

I hope you know that with our experience and over 1,000 sales in the last 15 years, that we have used a lot of the traditional agent marketing strategies, and have realized that much of what the general population of real estate agents do can cost sellers thousands of dollars in equity. We have learned how to get you the most equity you can get by selling 120 homes each year. We are getting our sellers 99% of their asking price (and that is why the motivated seller comment is not something I like to use). When the offers do come in, I get them back up to almost full price. That average is on over 60 listings sold in one year...and that is the average. It will be unlikely I will be able to negotiate a low offer to 99% if you are advertised as being motivated. However, like I said earlier, I am willing to try it.
